An extension of Denys Lasdun's Grade II listed building, 76 Southbank, transforming a 1980s office building into a flexible and generous modern workspace.

Designed by Sir Denys Lasdun and completed in 1983, 76 Upper Ground started life as the office and client marketing building for IBM. It is considered Lasdun’s last major work and sits adjacent to his National Theatre.

Although the building was listed at Grade II in 2020, 18 months into AHMM’s appointment, the building did not meet modern standards and presented an opportunity for sensitive qualitative and quantitative improvements both to the building itself and by pedestrianising its car- orientated relationship with the public realm.

AHMM have carefully refurbished and extended the building to deliver an additional 11,000 square metres of flexible and highly sustainable office space. The scheme has preserved this important building for the long-term future while greatly improving and enhancing its setting within the South Bank conservation area.

The refurbishment and extension of 76 Upper Ground (the IBM Building) will provide 420,000sqft gross of office and retail space. The building, recently listed as Grade II, was designed by Sir Denys Lasdun and completed in 1983. It will be respectfully refurbished and extended based upon significant archive research into the history and architectural intent of the existing building, including referencing original design studies carried out by Lasdun. 

The design will also deliver highly efficient and flexible modern day commercial office space of the highest sustainable standards, providing a long-term future for the listed building and significantly improving its setting within the local conservation area and river frontage.
