A new mixed-use development in Hackney Wick. Part of the Wickside masterplan, the new block will provide 40 new apartments, community space, workshops, gallery and a shared rooftop garden.
Bridge House is an eight-storey, mixed-use building forming part of the Wickside masterplan in Hackney Wick, a significant new neighbourhood of 475 homes created on a former waste and industrial site. The project delivers 40 residential apartments across private and shared ownership tenures, alongside commercial and community space, a rooftop garden, and a new pedestrian bridge that creates a vital link between Fish Island Village and Hackney Wick.
Commissioned by the London Legacy Development Corporation following a 2020 invited competition, the brief called for a building of high design quality capable of responding with clarity to a complex, highly visible site. Positioned between the Hertford Union Canal, a sloping bridge approach and a newly formed square, Bridge House sits at a convergence of level changes, pedestrian movement and public space.
These complexities are resolved by a colonnade that extends the public realm into the building, stepping gently through a five-metre level change to create sheltered spaces that feel both civic and intimate. Moving away from the brick-dominated vernacular of London housing,
Bridge House proposes a robust alternative: an in-situ concrete frame, cast less than a mile from site, mixed with 50% GGBS and left exposed throughout. Fair-faced concrete, grooved GRC panels, and a warm blockwork base establish a calm material palette, while slender pink concrete columns introduce moments of colour and lightness. Using the frame as façade eliminates additional cladding and demonstrates that good design can add value without adding cost.
All 40 apartments are dual aspect, improving natural light and ventilation. Generous deck access replaces dark internal corridors. A rooftop garden offers views across Queen Elizabeth Olympic Park.
Delivered within industry-standard cost and programme constraints, Bridge House stands as a
confident civic alternative to the current developer housing vernacular, distinctive, grounded,
and socially driven.
