Rowan Court delivers 46 new council homes for social rent on a constrained estate-edge site in Seven Sisters, Haringey. Commissioned by Haringey Council, the project transforms a previously underused backland site into a people-focused mini masterplan that repairs the urban fabric and improves the wider estate.

The scheme provides a diverse mix of homes: 31 apartments, 11 townhouses and four intergenerational maisonettes, including wheelchair-accessible homes. The housing mix includes one, two, three and four-bedroom homes, supporting single people, families, older residents, wheelchair users and multi-generational households. All homes are at least dual aspect, with some triple aspect, improving daylight, ventilation and outlook.

The project goes beyond the delivery of new homes. It creates a new mews street, public square, community garden, improved routes to public transport, new refuse and cycle stores, street lighting, CCTV, planting, paving and 30 new trees. The new mews provides a safer, overlooked connection to an existing underpass and public transport, helping to stitch the estate into the wider neighbourhood.

Architecturally, the scheme uses hand-laid red brick, careful massing and robust detailing to create a durable civic character that relates to the existing estate while giving the new homes their own identity. Buildings range in scale to respond to their edges, mediating between existing housing, the street, the railway corridor and neighbouring
homes.

Rowan Court demonstrates how small-scale council housing can do more than fill a site. It shows how social housing, public realm, landscape and movement can be planned together to create lasting value for residents and the wider neighbourhood. The result is a 100% social rent scheme that provides much-needed homes while strengthening community life, safety, sustainability and place.
