This innovative scheme for Kadans Science Partner creates a new urban typology that combines flexible, rentable research & development space with manufacturing in the heart of King’s Cross. Our highly functional solution incorporates complex servicing and manufacturing requirements, whilst also being adaptable and customisable, helping to make it a sustainable model for future life sciences development. The new campus will bring leading research and local employment opportunities to this historically important industrial area.
Phase 1 (MAYDE) already had planning approval as a commercial office scheme, so careful consideration went into adapting it into specialised, yet flexible, R&D and manufacturing space with sensitive vibration performance, additional plant, increased floor-to-ceiling heights, a double height loading yard, goods cores and storage for clinical gases and waste. Phase 2 (VERSA) is next door, extending the space and and sharing amenities.
Unlike a typical laboratory, these spaces reach out to connect with their neighbourhood. Double-height glazing makes manufacturing spaces visible to passers-by. Double height receptions and barista bar create a sense of welcome and lead directly to a meeting room for use by all building users and the wider community, with publicly accessible Wi-Fi. A landscaped forecourt with public seating softens the corner and provides a cut-through whilst protecting the existing mature tree. These moves help to create a research community that is part of the local area.
