Wembley Park has been transformed Quintain into a 15-minute neighbourhood. It will have 8,500 homes by 2027 and it is the UK's largest Build to Rent project, operated by Quintain Living.

Quintain’s multi-billion, 20-year transformation of the 85-acres surrounding Wembley Stadium in the London Borough of Brent demonstrates what’s possible when regeneration is done right. From underused brownfield land and flat surface car parks to one of the most dynamic new neighbourhoods in London, named one of the Best Places to Live 2025 by The Sunday Times, Wembley Park is a living example of stadia-led regeneration with staying power.

Since 2004, developer and asset manager Quintain has been committed to Wembley Park - one of London’s largest development schemes. It has had expert masterplanning, design and sustainability at its core, promoting a 15-minute neighbourhood concept with enviable amenities featuring retail, leisure, year-round cultural programmes, safe public spaces, and award-winning design principles aimed at fostering a lasting community; one that truly supports a city of Equity, Sustainability and Prosperity.

At Wembley Park, the vision was to design a place where people would want to live, work and visit. Turning old infrastructure into new opportunity. The transformation of Olympic Way, removal of the outdated pedway, and the creation of 98,324 sqm of public realm are examples of how to blend movement, safety and social spaces.

Through long-term partnerships with organisations including BOXPARK, Troubadour Theatre, London Designer Outlet, Fresh Arts and Brent Council, the neighbourhood today boasts a year-round calendar of multi-cultural events, from summer gigs to festive markets, that draws 16 million annual visitors.

A diverse population of some 10,000 residents now call Wembley Park home. To date Quintain has delivered almost 6,000 homes of all tenures in Wembley Park, a third of which are affordable, with total outline consent for 8,500 homes. Upon completion in 2027, Wembley Park will be the UK's largest single-site Build-to-Rent (BTR) development. Building with purpose, planning, operations, innovative retail strategy and cultural programming have crafted a place that thrives seven days a week – not just on match day.
