Winstanley and York Road Regeneration

Winstanley & York Road is a major estate renewal near Clapham Junction, replacing 795 homes with more housing, a new leisure centre and commercial space, shaped by consultation and ballot.

The Winstanley & York Road masterplan transforms a 1960s estate into a mixed-tenure neighbourhood centred on a new park, leisure centre and high street. Block 5, now complete, is the first of five towers along York Road. It includes two mansion-style buildings for returning residents and a 14-storey tower with shared ownership homes and ground floor commercial space, framing the northern edge of York Gardens and setting the tone for the development’s next phase.

This project provides a blueprint for London-wide estate regeneration. Following a successful resident ballot, Wandsworth Council selected Taylor Wimpey as their partner. HTA developed a masterplan for 2,500 homes centred around a new park with a leisure centre, library, nursery, medical centre, retail and commercial space. The hybrid application for the masterplan, leisure centre and 502 homes in detail was approved unanimously in 2020. An earlier enabling phase facilitates relocation of an existing chapel and school, reprovides 46 council homes and delivers a 20 storey tower next to Clapham Junction
