Reimagining the Modern Workplace
Located in the heart of Nine Elms Linear Park, OSMO is a 166,000 sq ft NIA workspace developed by Quadrant Estates and AIMCo, with architecture and interiors by EPR Architects. From the outset, the ambition of all involved was clear: to create a truly regenerative workplace that champions both people and the planet.
A former Royal Mail operations centre, the site has been transformed into one of London’s greenest office buildings. Designed to operate at net zero carbon, the building holds top-tier credentials including EPC A, BREEAM Outstanding and targeting NABERS 5-star ratings. However, OSMO goes far beyond technical performance - it embeds sustainability and wellbeing into the user experience through every design decision.
Architecture Rooted in Nature
Set back from the park with an open, colonnaded ground floor, OSMO actively contributes to the public realm. Two retail units and a generous office reception create a lively, permeable street frontage - while inside, over 2,000 living plants bring the natural landscape indoors.
Alongside this biophilic approach, access to outdoor space and fresh air for tenants was equally as important. Each floor opens out onto landscaped terraces, culminating in a tranquil rooftop garden with views over London that supports both biodiversity and wellbeing. Designed with nature and people in mind, the roof-top garden is more than a visual amenity - it’s a space to work, recharge or simply breathe.
Wellbeing at the Core
Modern workplaces are defined by how they support their people - with wellbeing now a fundamental, not an afterthought.
Rooted in wellness, OSMO’s interiors blend organic materials, natural light, calming scents and soft acoustics to foster a spa-like sense of calm. The design draws on the industrial heritage of Battersea, but overlays it with warmth and tactility - creating a space that uplifts from the moment you arrive.
Cyclists are prioritised with a dedicated entrance - designed to be just as prominent as the pedestrian entrance - alongside high-quality end-of-trip facilities, e-bike charging and a bike repair station.
The building’s floorplates are designed to adapt with evolving work patterns, future-proofing the workplace for changing tenant needs and emerging ways of working. Flexible communal areas double as informal meeting or event spaces, and the building is WELL Platinum enabled, allowing tenants to certify their own fit-outs to the highest standards.

Smart technology is now central to creating high-performance workplaces - helping buildings become more efficient, responsive and tailored to their occupants.
OSMO is targeting SmartScore Platinum certification, ensuring a responsive, digitally integrated building that empowers its users. A bespoke tenant app offers real-time control over temperature, lighting and energy use - giving occupiers the tools to personalise their environment and drive efficiency.
